Normally, you contact a Realtor® and give them the criteria which you’re looking to purchase. For example, ”A 3 bedroom, 2 bath single family home in a good neighborhood with a purchase price of up to $125,000, paying cash.” The Realtor® sets up a search for you, sending you dozens of listings that fit that criteria.
Now what? How do you decide which ones have potential and which don’t? Do you calculate the price per square foot? Comparable rental rates? How do you compare one listing against the other? It’s basically a shot in the dark, or the “REACTIVE” approach. You do the work and research based on what’s important to you and then tell the agent you want to place an offer on a property.
As PROACTIVE agents, we do all our research on a daily basis. We have our own listings and work with other brokers who bring us their listings that have tremendous viability as an investment. From these listings, we create an “Investment Opportunity” pro forma with all the details about the property.
These details include:
- Monthly rental income
- Monthly expenses (all expenses)
- Monthly debt service
- Debt service ratio
- CASH-on-CASH return
- Annual cash flow
With this information, you can now compare each prospective property with “apples to apples” data and make an informed decision based on facts rather than hunches.
